Planning Tree Reports (BS5837)

Planning applications involving trees are becoming more common, these are commonly known as BS5837 arboricultural reports, and need to be carried out by a suitable qualified and experienced Arboricultural Consultant. The need to retain the existing trees, while maximising the development potential is often of concern to both the neighbours and the developer. We offer several services to help you make the right decision.

1st process – Pre-purchase land survey

Our Arboricultural Consultant will collate all tree constraints into a simple report outlining any potential tree issues. This can then be used (where necessary) as part of the pre-application and tree constrains stage.

2nd process – Feasibility and Planning assessments

Once you have decided that this is the right site to develop. We can help by carrying out an initial tree survey outlining which trees could be retained. We will also draw up a simple tree constraints report outlining any issues that may arise when drawing up detailed plans.

3rd process – Planning Application

Where the Council has asked to submit a tree survey as part of a planning application. We can supply a detailed tree survey and a tree constraints plan. At this stage they may also ask to submit an Arboricultural Impact Assessment where it is seen that trees may pose issue to the development. Or where the development may cause an issue with the tree. These can be numerous issues and we will look at all aspects including storage and construction process. The Impact the development may have on the tree, or the impact the tree will have on the development. We will also look at post development and outline any issues that may need to be identified such as ongoing tree pruning issues, possible owner and tree conflicts.

Our Consultant will also draw up and produce a tree protection plan, which will show the retained trees, the distance of the fencing and the type of fence to be used. These are easy to use and will include everything you need on the plan for ease of use.

Where works are needed to the trees, this will be detailed in an easy report form that can be given to the council to discharge, or to give to your tree contractors.

4th process – Detail and Technical assessments

So all the plans and details have been submitted and the Council has approved the development, we can help to discharge any tree related planning conditions. We will also produce all the details you need to erect the tree protection and signs to be included. We will produce a full Arboricultual method statement that outlines in what order the works will be needed. Ground protection may also be needed or further tree mitigation works, these will also be detailed and clearly shown in which order. This will help to speed up the development process meaning you can get on with the main part and get that development built.

5th process – Post Planning

The development is going along just fine but you just need a couple of spot checks to make sure the trees you are keeping are still in good health, or you want to make sure any tree works are carried out correctly.

We can also help with post development tree care and carryout post development surveys for selling properties, or to outline ongoing care, such as soil treatment.
